A practical, step-by-step checklist for anyone buying a home in the Triangle.

1.Clarify Your Priorities

  • What is your must-have vs. nice-to-have list?
  • What is your realistic timeline for moving?
  • What is your total budget (including closing costs, moving, and reserves)?
  • Do you have school needs or preferences?
  • What is your maximum commute tolerance?
  • Are you open to new construction, established homes, or both?

2.Research Neighborhoods & Schools

  • Review the Triangle Living Portal neighborhood guides
  • Compare 3–5 target neighborhoods using school ratings, commute, and lifestyle
  • Visit schools during the day if possible (or review GreatSchools / NC School Report Cards)
  • Drive the neighborhoods at different times of day (rush hour, weekend, evening)
  • Check for planned development or major projects that could affect traffic or values

3.Financing & Pre-Approval

  • Gather documents (pay stubs, W-2s, tax returns, bank statements)
  • Get pre-approved with a local or trusted lender
  • Understand different loan options (conventional, FHA, VA, etc.)
  • Ask about current rates, closing costs, and any first-time buyer programs
  • Confirm your comfortable monthly payment range

4.Home Search & Viewing

  • Consider future resale factors (school zones, proximity to amenities, street appeal)

5.Offer, Inspection & Due Diligence

  • Discuss offer strategy with your agent (price, contingencies, escalation, etc.)
  • Schedule a thorough home inspection (and consider specialty inspections if needed)
  • Review inspection report carefully and negotiate repairs or credits if appropriate
  • Confirm appraisal is ordered and completed
  • Review all HOA documents, surveys, and title information

  • Explore your new neighborhood on foot and by car
  • Join local Facebook groups and Nextdoor
  • Locate nearby parks, grocery stores, and services
  • Attend a community event or farmers market
  • Introduce yourself to a few neighbors
